Due Diligence, planning and urban design services including review of master plan and preparation of visual and landscape character assessment

ADW Johnson was initially commissioned to prepare development due diligence and subsequently to provide planning services including a character and visual analysis for land at Nowra Hill. The in-depth analysis providing an evidence based understanding of the site’s landscape qualities and its capacity to accommodate future development in a rural setting. An assessment of the proposal against the character involved a combination of GIS mapping, field photography, and a review of statutory and strategic planning frameworks. Recommendations for landscape setbacks and fencing was incorporated into a modified design.


The character analysis identified the site as part of a broader transitional landscape, with visual containment provided by topography, vegetation, and surrounding land uses. Key findings demonstrated that while certain elevated locations allow partial visibility, the site has the capacity to integrate the proposed development sensitively into its setting and streetscape without compromising the prevailing landscape character.
