Built form study to understand development potential for a 1,400m2 landholding

ADW Johnson were engaged by the Barden Estate to undertake a building envelope and capacity study to investigate the development potential for a 1,500m2 site in Marrickville. This investigation was triggered by proposed changes to land zoning and increases to height and FSR controls due to proximity to Marrickville Station.


The study focused on the built form outcomes allowable by the rezoning and planning control changes applying to the site. Options were prepared for 8 and 9 storey Apartment Design Guide compliant development outcomes.


ADW Johnson proactively managed the planning process by monitoring Council Business Papers and identifying that the response addressed height but not the proposed FSR increase. ADW Johnson initiated direct discussions with a Council and represented the landowner at a public forum to advocate for further consideration.


ADW Johnson also identified the benefits of undertaking a boundary adjustment to secure additional site area and floor space. This early strategic engagement ensured the client’s requirements was fully understood and pursued through appropriate channels.
