
Maitland City Council’s Draft Residential Density Guide aims to double residential densities in new areas – what does it mean for you?
Maitland City Council has placed its Draft Residential Density Guide on exhibition — a pivotal move in planning for sustainable growth through to 2041.
The Guide is designed to support the Maitland Local Housing Strategy 2041, addressing key challenges including:

📌Housing affordability
Key highlights:
🔹 Higher residential densities than current planning controls
🔹 Focused growth around transport hubs
🔹 Support for diverse housing types like smaller lots and mixed housing
🔹 Strategic provisions for lifestyle villages
While not yet a statutory document, the Guide is expected to heavily influence future rezonings, planning proposals, and possible changes to the LEP and DCP. The shift from historic densities of 10–20 dwellings per hectare to a target of 30 dwellings per hectare signals a significant change in direction.
